Welcome to Harmony at Clear Creek

Harmony at Clear Creek is a planned new community of upscale single-family homes for rent in Shawnee, KS (Click here for the site location). With its thoughtfully designed single-family homes and townhomes, abundant green space, and premium amenities, Harmony at Clear Creek is intended to create a neighborly atmosphere that fosters a sense of community. Amenities for residents will include a resort-style pool, 2-level clubhouse with a fitness center and co-working spaces, pocket parks and walking trails, an oversized dog park, and professional onsite property management to oversee the maintenance and upkeep of the homes and property.

Our goal for Harmony at Clear Creek is to create a new neighborhood that fosters interaction among its residence, promotes walkability, and contributes positively to the local community.

The Vision

The Site

The 40-acre site is located off Silverheel Street in Shawnee, KS (Click here for the site location). The self-contained site is adjacent to Monticello Trails Middle School and is in close proximity to Highway 7. Our plan exceeds the city of Shawnee’s green space requirement, and many areas along Clear Creek will remain undisturbed with the preservation of native vegetation.

The Planning Process

We began our collaborative planning process with the city of Shawnee and community stakeholders in 2022, and continue to work closely with the city and local public to create a development plan that is in accordance with their needs. In September 2023, Shawnee City Council approved our preliminary development plan for Harmony at Clear Creek.

    Harmony at Clear Creek will consists of 3 and 4 bedroom detached homes and townhomes ranging from 1,600 to 2,400 square feet. Every home and townhome will have a 2 car garage, private patio and fenced back yard, mudroom with storage cubbies, and premium interior finishes such as granite countertops, stainless-steel appliances, walk-in showers, and walk-in closets.

    The entire community is professionally managed by a single property manager, meaning renters enjoy a more consistent level of service and maintenance than in individually owned rental homes. MCP is a real estate development firm based in Charleston, SC exclusively focused on single-family rental home communities. MCP develops communities that combine desirable neighborhoods of single-family homes with premium amenities and experienced property management.

    The MCP senior leadership team has been developing build-for-rent communities since 2015 and has developed 11 residential communities together. This is MCP’s first build-for-rent community in the Kansas City area, and we look forward to developing additional projects here in the future.

  • MCP will interview several reputable property management firms operating in the KC market before choosing one to manage Harmony at Clear Creek. Harmony at Clear Creek will be staffed full-time by on-site personnel to ensure the maintenance, security and upkeep of the property on a daily basis.

  • We prioritize sustainability in all of our communities, including the use of energy-efficient building materials, appliances, and lighting. We are dedicated to creating a community that offers ample green spaces and recreational opportunities for our residents to enjoy.

    Our proposed plan for Harmony at Clear Creek will exceed the city of Shawnee’s green space requirement, and many areas along Clear Creek will remain undisturbed with the preservation of native vegetation. The community will feature pocket parks and walking trails, with potential plans for a lake and connectivity to the neighboring Clear Creek Trail system.

    Additionally, we have partnered with local conservation and wildlife preservation organizations to protect and enhance the natural habitat on the property for birds and other local wildlife. We are also establishing a rookery and reintroducing native vegetation to the property.

  • We anticipate the first homes at Harmony at Clear Creek to be available for pre-leasing in mid to late 2025. All prospective tenants must complete a standard lease application and successfully pass a credit and criminal background check.

    The rental rates for Harmony at Clear Creek will be comparable to other Class-A projects in the Shawnee market. We will provide additional information on rents as the project progresses.   • Our proposed plan includes a clubhouse, fitness center, outdoor pool, fire pits, grill area, playground, walking trails, disc golf course, and an oversized fenced-in dog park.

  • Harmony at Clear Creek is being thoughtfully designed to fit in with the neighboring communities. Our goal is to be good neighbors, and we will continue to consult with residents of the Grey Oaks and Woodland Park neighborhoods throughout the design process.

    For example, we plan to construct homes into the grade so people living on Anderson Street will only see a single-story home. We also plan to increase the setback of these homes, preserve the existing tree line, and add a fence as an additional buffer.

  • We have consulted with the De Soto School District Planner and were informed that they have sufficient capacity to accommodate the students who will live at Harmony at Clear Creek.

  • We have completed a comprehensive traffic study to assess the potential impact Harmony at Clear Creek will have on traffic, and the results indicate a minimal expected impact.

    Since the last approved plan, we acquired an additional 6 acres of land along Silverheel Street and downzoned it from industrial zoning to residential zoning to prevent undesirable commercial/industrial buildings, which would have increased traffic.
